The Frankfurt-based real-estate investment company DIC - Deutsche Immobilien Chancen acquired a diversified property portfolio consisting of 54 properties across Germany with about 351,000 sqm of floor space from HANSAINVEST Hanseatische Investment-GmbH, the investment company of the Signal Iduna Group. The total investment sum, including transaction costs, is around EUR 465 million. The portfolio is composed of 65% office properties, 15% retail and 15% logistics properties. 40% of the office and commercial properties are located in various top locations in Germany such as Frankfurt, Hamburg, Berlin and Düsseldorf. 60% of the properties are in cities such as Kassel, Hannover, Braunschweig, Koblenz and Münster. The portfolio is concentrated in Nordrhein-Westfalen (30%), in the Rhein-Main area (21%) and in Hamburg (17%). The objects are predominantly leased to prime tenants. The current vacancy rate is 16 percent. The transaction, in which the SDAX-listed DIC Asset AG participates with an interest of 20%, falls in the area of opportunistic investments.
